Mortgage Note For Sale.

Hi, this is Scott Schmitz with Northstar Investment Group. I want to ask you a question.  How are you hedging your portfolio against any DROP in the stock market?   I know that it is at an all time high and nothing can happen, but if it did would you lose the gains that you have made over the past few years?  You may want to pull some chips off the table and consider adding some mortgage notes to your portfolio.

Our strategy is to put it into our portfolio and collect the payments.  We will keep this one till it pays off. The property is in a retirement community in FL.  The people that own it use it as their 2nd winter home.  I must say that the community is beautiful.  For a retired person they have everything that they want to do.  Five min from the golf course, there is a walking park near by.  Fitness club and tennis courts as well.

That is all well and good for the home owner but what about us??  Well we purchased this note that has a borrower with a 750 credit score that has money in the bank.  The property value is 2x the amount of the unpaid balance that we purchased.  The monthly payment is $376.15.  Think about that, if the economy takes a dive again.  These people only need to come up with $376 to keep their property.  That is less than a car payment.  I feel very safe with a deal like this.

This is a larger mobile home that has 219 payments remaining.  We will hold this note until they pay it off.  They may refinance but if they don’t, we will profit $39,121.34 if held to maturity.  Not a bad little deal for a mobile home with a solid borrower huh??

This deal turns out to yield us 8%.  If the borrower pays off early then that yield will go up.
